British pizza chain PizzaExpress has shuttered its Millenia Walk and Scotts Square outlets, leaving just two stores in operation.

In a Facebook post on Jan 1, the franchise said the two outlets had ceased operations from Dec 31, 2025. Its two remaining stores are at Duo Galleria (Bugis) and The Star Vista.

PizzaExpress’s Millenia Walk outlet, its newest location, had only been operating for less than a year, having opened in Jan 2025.

The chain previously shut its Holland Village outlet in Jan 2024 after six years. That April, it opened a new outlet at The Star Vista.

Founded in London, PizzaExpress expanded into Singapore with its first outlet at Scotts Square in 2016.

The chain, known for its handcrafted thin-crust pizzas, has more than 500 restaurants across the world, with presence in the United Kingdom, Europe, Hong Kong, India, and the Middle East.

According to several media reports, PizzaExpress has been experiencing financial difficulties in recent years.

In 2020, the company said it would close 15% of its restaurants in the UK as part of a restructuring deal to overhaul its external debt, which stood at £735 million (S$1.3 billion) at the time.

Its then-owner, Hony Capital, a Chinese private equity group, said it had started a sale process to find a new buyer for the company.

PizzaExpress Singapore’s downsizing also comes amid a challenging period for the city-state’s F&B industry, which has seen a wave of closures in recent years. In 2024, 3,047 F&B businesses shut down—the highest in nearly two decades—while 82% of the 2,431 closures from Jan to Oct 2025 were reported to be unprofitable.

Big F&B chains are not immune to the pressures faced by the industry, with Prive Group abruptly shutting all its restaurants last Aug and Kith Cafe shuttering several outlets recently.
